Does A Garden Room Need Planning Permission In The UK?
Depends On Heights & Location.
We are a long established Garden Building & Rooms company with over 20 years experience in building installations in many different locations. We always recommend that it’s best to check with your local authority if Planning is required for your building. In general, most of our buildings do not require planning permission as they are manufactured so that they are under 2.5 m in height. This is a general height for planning restrictions.
For our garden buildings, offices & rooms we recommend a concrete base this usually requires some excavation and ground preparation. There are many other options for building bases, although it is essential in our experience to keep your building heights within the legal requirements. If you are raising the building above ground level taking the overall height higher than the 2.5m legal requirement, Even If the building is mobile its still best to check with your local authority. You will find much more information about this and location information requirements on the planning portal and government websites.

What Type of Base Do I Need?
The base must be a solid, flat and level and of sufficient size. It’s the customers responsibility to consider roof overhangs and the space needed for maintenance and installation.
What Access Do I Need?
We would need clear access to the height of eight feet from where the delivery vehicle is parked to the location of the installation(base).
What if I Don’t Have the Eight Feet Clearance for Access?
We can manufacturer the building so it has reduced section sizes this will be a charge of 12%.
What Happens if I Have Either Damaged or Missing Components?
The missed and damaged components will either be repaired or replaced with new ones. We would need notification on upon delivery or in writing within 24 hours.
Do I Have to Maintain My Building?
Yes all buildings require regular maintenance.
