Planning Permission

 

Most of our garden buildings do not require planning permission. Sometimes planning is required if the building is over 30 sq mtrs or takes up over 50% of the total garden area. We have some annexe buildings that comply with the caravan act these also do not require planning permissio. We have 3 large display site locations for our quality UK Built garden buildings to be viewed 7 days a week. If you contact us prior to visiting we will arrange for a member of our team to be available to advise you further. We do have a couple of planning advisers that we use for some of our larger projects so we could help you if you feel that planning may be required for your new garden building / Annexe room or any other building.

Planning permissions can vary in different areas of the country, for more precise information please contact you local planning authorities.

In simple terms, Planning Permission is like asking if you can do a particular piece of building work. It can be granted (possibly subject to certain conditions) or refused.

Main responsibility for planning has been given to local planning authorities (this is usually the planning department of your local council). Therefore, for any queries about a particular case, the first thing to do is to get in touch with your local planning authority.

 

Garden Room Planning Advice & Building Regulations

Most of our garden Buildings / Rooms / Studios are generally considered to be permitted development and do not need planning permission. This is subject to these conditions. The building is no higher than 2.5m from the bottom of the building to the top of the roof. That you don’t take up more than 50% of your garden.

It is not to be used for living accommodation. Any outbuilding must be single storey and have a maximum eaves height no greater than 2.5 metres. The maximum overall height must not be more than 4 metres for a dual pitched roof or no more than 3 metres for any other roof.

Any outbuilding must not be used as a self-contained living accommodation, and must not have a TV or Satellite type of aerial. In Areas of Outstanding Beauty for example National parks, the Broads, Conservation Areas and World Heritage sites the maximum size of an outbuilding within 20 metres of any wall of the house will be limited to 10 square metres.

Over 15m2 and up to 30m2 needs to be a minimum 1m from any boundary. This is only a guide please contact your local authority for further information.
